Exchange Coordinator Opportunities

You run the exchange. Now own a piece of the firm.

Founding Exchange Coordinators

Precision 1031 is recruiting a small group of founding Exchange Coordinators: experienced 1031 professionals who run exchanges from opening to final disbursement, and whose clients and referral partners ask for them by name. Base pay for the work you do, plus pay that grows with the business you bring in. Full visibility into the revenue you generate. Stock options in the company. And a platform built around how you actually work.

You keep every exchange on track. Your paycheck doesn't show it.

The problem

You know every deadline, every closing agent and every CPA by name. When a client, attorney or broker has a question about their exchange, they call you. Many of them send you their next one.

Yet across this industry, coordinators are paid by convention: an hourly rate or salary benchmarked to a job title, whether you only handle the files that land on your desk or bring in new exchanges yourself. The relationships you build rarely show up in your pay.

And most coordinators never see what their work is actually worth to the firm: the fee every client pays up front, plus the interest the firm earns on those client deposits for the 45 to 180 days it holds them.

What changes when you join

Five things you probably don't have today.

We think that's backwards. So we built Precision 1031 the other way around.

{ 01 }

Base pay, plus pay that follows performance.

You receive base pay for coordinating exchanges, including the files our Account Executives send you. On top of that, the exchanges you bring in yourself, from your own clients and referral partners, are paid on performance. It is not a fixed salary with a modest bonus on top. The more business you bring in, the more you earn.

{ 02 }

Full transparency into what you generate.

You'll see the full economic value of the exchanges you bring in: the fees your clients pay on the front end, and the interest earned on their deposits while we hold them. No black box, no "firm numbers" you're not allowed to see. Your numbers, in front of you.

{ 03 }

Stock options in the company.

Every Exchange Coordinator receives stock options in Precision Exchange, Inc. Your grant reflects your experience and your contribution to growing the business. We know of no other qualified intermediary that offers its coordinators ownership in the firm itself.

{ 04 }

Technology built for the people who run the file.

Every exchange you handle in one live view, with dates, deadlines, documents, deposits and status in one place. Deadline tracking and built-in controls replace spreadsheets and calendar reminders. The platform is ours, built for this business, not licensed from a vendor.

{ 05 }

A team behind every file.

Banking, reconciliation and audit are handled by dedicated teams, with controls enforced by the platform. Your time goes where it matters most: running clean exchanges and building the relationships that send you the next one.

Ownership

A salary pays you for a year's work. Options pay you for building something.

Most people in this industry have never been offered equity, so here is exactly what it means.

All grants are subject to the company's stock option plan, vesting schedule and individual award agreement.

{ 01 }

What a stock option is

A stock option is the right to buy shares of the company at a fixed price, called the exercise price. That price is set at fair market value on the day the option is granted, and it stays the same for the life of the option, however much the company grows.

{ 02 }

Why that matters

If the company becomes more valuable, the shares become worth more than your fixed price. That difference is yours. Today you're paid for the files you handle this year. As an option holder, you also share in what the company is worth because of everything you've helped build.

{ 03 }

A simple illustration

Say your options let you buy shares at $2. A few years later the shares are worth $8. Each option now lets you buy an $8 share for $2. That $6 per share is value you helped create, and you share in it. (Hypothetical figures, for illustration only.)

{ 04 }

How you earn them: vesting

Options vest over time. You earn the right to exercise them by staying and building with us. That's by design: the longer you grow the business, the more of it you own.

{ 05 }

Why it's different here

At a subsidiary of a Fortune 500 title insurer or bank, you can't own the business you're building. At most you might buy stock in the parent, where your work is a rounding error. At Precision 1031, the business you help build moves the needle on the value of a company you own part of.

{ 06 }

Where we're headed

We plan to become a publicly listed company within three years. If we do, your options would be tied to publicly traded shares, with a market price you can see every day.

{ 07 }

Who receives options

Everyone on our team receives stock options. For Exchange Coordinators, grants reflect your experience and your contribution to growing the business. We'll walk through the specifics with you one-on-one.

The platform

Built to be the most advanced technology in the 1031 industry.

Most of this industry still runs on spreadsheets, email threads, calendar reminders and wires typed in by hand. We're building our own platform, owned outright rather than licensed, around one goal: every exchange handled precisely, and everyone who should see it able to see it.

The core exchange platform goes live for our commercial launch in February 2027. Client and referral-partner visibility follow in later releases, and as a founding Exchange Coordinator, you'll help decide how it works day to day.

{ 01 }

For you
  • Every exchange you handle in one view: status, key dates, 45- and 180-day deadlines, documents and deposits
  • Deadline alerts built in, so nothing depends on a calendar reminder
  • The revenue each exchange you bring in generates, fees and interest, visible to you
  • Visibility you can share with closing agents, CPAs, attorneys and brokers, so they can follow their clients' exchanges

{ 02 }

For your clients
  • One secure login for their whole exchange
  • Where they are in the process, and what comes next
  • Every date and deadline, clearly shown
  • Every document they've been sent, collected in one place

{ 03 }

For everyone's peace of mind
  • Controls enforced by the system, not just by policy: dual authorization on every disbursement, and the person who opens an exchange is never the person who releases the funds
  • Wire instructions verified independently, never from details in the payment request itself
  • A complete audit trail, built in from day one

Fund security

The first question your clients will ask. Here's your answer.

Every client, closing agent and referral partner wants to know one thing: is the money safe? You'll be able to answer precisely.

In an industry with no federal oversight, being able to answer this question clearly is an advantage you'll carry into every conversation.

{ 01 }

Segregated accounts

At a national commercial bank, never commingled with company funds.

{ 02 }

Never invested

In anything that could lose principal.

{ 03 }

Dual authorization

On every disbursement, enforced by the platform.

{ 04 }

Independent wire verification

No change to wire instructions is accepted without re-verification through a separate channel.

{ 05 }

Fidelity bond, errors and omissions, and cyber coverage

Above the statutory minimums in every state where we operate.

{ 06 }

An independent audit function

Reviewing files and fund movements from the very first transaction.

Who we're looking for

This is for experienced coordinators, not trainees.

You'll recognize yourself here if:

{ 01 }

You've run 1031 exchanges from opening to close.

Exchange documents, identification letters, 45- and 180-day deadlines, closing statements and wires. You've done it at volume, and you know where files go wrong.

{ 02 }

You know the people on the other side of the closing table.

CPAs and accountants, attorneys, commercial and residential brokers, title and escrow officers, wealth advisors and repeat investors.

{ 03 }

Some of your exchanges already come to you directly.

Clients and referral partners ask for you by name. If you're ready to bring in more of your own business, we'll pay you for it.

{ 04 }

You've been in the business long enough to know what you're worth.

And you suspect you're not being paid for it.

{ 05 }

You want to own part of what you build.

Every founding Exchange Coordinator receives stock options in the company, granted at today's value.

Why now

The best time to join a firm is before everyone else does.

Precision 1031 launches commercially in February 2027. Founding Exchange Coordinators join before the first exchange closes, and that matters.

We're not hiring a back office to push paperwork. We're assembling a small group of proven exchange professionals who will set the standard for how every file is run here. That list is short by design.

The largest residential brokerages of the last decade, eXp Realty among them, grew by recruiting producers with better economics and ownership. Our CEO built a mortgage brokerage the same way, growing it to 125 people in its first full year. We're bringing that model to 1031.

{ 01 }

Your options are granted at today's value.

Before the company has grown into what we're building.

{ 02 }

You help shape the platform.

Your workflow, your checklists and the questions your clients ask shape what we build next.

{ 03 }

You work directly with the founders.

No layers, no regional committee, no waiting on a decision from a parent company two time zones away.

Leadership

Who you'd be building with.

A founding team with capital markets execution and three decades of real estate relationships.

Chief Executive Officer

Joel Arberman

More than three decades building companies across investment banking, asset management and capital markets. Joel founded a residential mortgage brokerage on the same producer-recruiting model, scaling it to 125 people and $2.3 million in revenue by the end of its first full year. He has been directly involved in taking seventeen companies public.

President

Paul Bergman

More than 30 years in luxury residential and commercial real estate, from South Africa and London to New York, Los Angeles and South Florida. Based in Palm Beach, Paul has spent his career inside the referral networks that surround 1031 producers: brokers, developers, investors and advisors.

Chief Operating Officer

TBD

A senior operations leader with more than two decades across 1031 exchange, escrow and title, including regional leadership at a large qualified intermediary. This executive brings a background in organizational efficiency and team development, and will lead exchange administration, transaction coordination and compliance, building the processes that keep client funds and deadlines under tight control. The role joins the founding team in February 2027.

Advisor

Mary Frances Coleman

Former General Counsel and Chief Operating Officer of eXp Realty, one of the largest U.S. brokerages, built by recruiting producers on better economics and equity. Earlier, as VP of the Default Services Division at Fidelity National Title, she led its trustee sale work in Maricopa County through the last real estate downturn.
