Reverse 1031 Exchanges

Found the right property before you've sold? Buy it now and sell your old property afterward, without losing the deferral.

Format

Phone · Video call · Nationwide

Duration

45 days to identify which property you'll sell; 180 days to complete the sale

Best for

Competitive markets, off-market opportunities, and investors who can't risk losing the next deal

Price

Flat fee, quoted before you start

Who needs this?

This is for you if:

  • Your replacement property is under contract but your current property hasn't sold.
  • You can fund the purchase with cash, a loan or both.

How it works

  1. An exchange accommodation titleholder we arrange takes title to one of the properties, because you can't own both at once in the exchange.
  2. You buy the replacement.
  3. You identify the property you'll sell within 45 days.
  4. You sell it within 180 days and the exchange closes.

Watch out for: Reverse exchanges take more preparation and lender coordination. Call us before you sign the purchase contract, not after.

Frequently asked questions

  • What is a qualified intermediary, and why do I need one?

The IRS doesn't let you receive your sale proceeds during an exchange. A qualified intermediary holds them, prepares the exchange documents and sends the money to your purchase closing. It can't be a close relative, or an attorney, CPA, broker or employee who has acted as your agent in the past two years.

  • When do I need to contact you?

Before your sale closes. Once the proceeds reach you, the exchange can't be started. Ideally, call when you accept an offer.

  • What property qualifies?

Real estate held for investment or for use in a business, exchanged for other such real estate anywhere in the U.S. Your primary home and property held mainly for resale (such as a fix-and-flip) don't qualify.

  • Do I have to buy a property of the same type?

No. "Like-kind" is broad: land for a rental, a warehouse for an apartment building, one property for several.

  • What if I can't find a replacement in 45 days?

If you don't identify anything, the exchange ends and the funds are returned to you, generally after day 45, and the gain is taxable. That's why we help you identify backups.

  • Can I take some cash out?

Yes, but the cash you receive is taxable. The rest of the gain can still be deferred.

  • Where is my money while you hold it?

In a segregated account at a national commercial bank, never commingled with company funds and never invested at risk. Every disbursement needs two authorized approvals, and wire instructions are always verified by phone.

  • Do you work outside my state?

Yes. We handle exchanges nationwide, wherever your sold and purchased properties are.

  • How do your fees work?

A flat fee, disclosed in writing before your exchange begins, with no hidden charges. We'll quote your exact cost on your first call.

  • Do you give tax or legal advice?

No. We explain how the exchange rules work and make sure your CPA and attorney have everything they need to advise you.
