Multi-Asset Exchanges

Sell one property and buy three, or sell three and buy one. More moving parts, same deadlines.

Format

Phone · Video call · Nationwide

Duration

45 and 180 days, counted from the first sale

Best for

Consolidating a portfolio, diversifying into several properties, or exchanging property along with equipment or fixtures

Price

Flat fee, quoted before you start

Who needs this?

This is for you if you're selling or buying more than one property, possibly in different states, on different closing dates.

How it works

  1. We map every closing to its deadline before the first sale.
  2. We help you use the right identification rule: up to 3 properties of any value, any number up to 200% of what you sold, or more if you'll buy 95% of what you identify.
  3. We track funds per property so every closing is fully covered.

Watch out for: With multiple sales, the clock starts at the first closing. Plan the sequence before you list.

We got it.

Frequently asked questions

  • What is a qualified intermediary, and why do I need one?

The IRS doesn't let you receive your sale proceeds during an exchange. A qualified intermediary holds them, prepares the exchange documents and sends the money to your purchase closing. It can't be a close relative, or an attorney, CPA, broker or employee who has acted as your agent in the past two years.

  • When do I need to contact you?

Before your sale closes. Once the proceeds reach you, the exchange can't be started. Ideally, call when you accept an offer.

  • What property qualifies?

Real estate held for investment or for use in a business, exchanged for other such real estate anywhere in the U.S. Your primary home and property held mainly for resale (such as a fix-and-flip) don't qualify.

  • Do I have to buy a property of the same type?

No. "Like-kind" is broad: land for a rental, a warehouse for an apartment building, one property for several.

  • What if I can't find a replacement in 45 days?

If you don't identify anything, the exchange ends and the funds are returned to you, generally after day 45, and the gain is taxable. That's why we help you identify backups.

  • Can I take some cash out?

Yes, but the cash you receive is taxable. The rest of the gain can still be deferred.

  • Where is my money while you hold it?

In a segregated account at a national commercial bank, never commingled with company funds and never invested at risk. Every disbursement needs two authorized approvals, and wire instructions are always verified by phone.

  • Do you work outside my state?

Yes. We handle exchanges nationwide, wherever your sold and purchased properties are.

  • How do your fees work?

A flat fee, disclosed in writing before your exchange begins, with no hidden charges. We'll quote your exact cost on your first call.

  • Do you give tax or legal advice?

No. We explain how the exchange rules work and make sure your CPA and attorney have everything they need to advise you.
